All Arch residents are required to have property damage liability insurance before they move in. This is different than traditional renters insurance. As their guarantor, you have the option of adding this on to your current homeowner's policy (just be sure that the name and address match your resident's information at the Arch). If that doesn't work for you, the Arch can assist your resident in obtaining TLL insurance through a third-party vendor.
Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of Arch Indiana for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why Arch Indiana is your student’s best housing option!

Affordable Floor Plans
Arch Indiana has multiple spacious floor plan options so they will easily be able to find one to suit their needs. We have two-bedroom, and three-bedroom apartment homes. They each have their own bedroom and bathroom.
Arch Indiana is a fully-furnished community, saving you money! Each student will have a full-sized bed, and end table. The living area comes with a comfortable couch, chair, coffee table, end table, TV stand. The kitchen comes fully equipped with energy efficient appliances, a refrigerator with icemaker, dishwasher, and washer & dryer.
If your student does not have a roommate in mind, we can find them one! Each roommate will fill out a Roommate Matching form so that we know what they are looking for in a roommate. During the summer, we spend weeks looking at these preferences and matching them up with the best person we can find
Resident Events to Keep Students Involved
While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At Arch Indiana, your student will create life-long relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from pizza parties to karaoke nights, from resume building classes to gaming tournaments. We will also keep our residents connected to events going on at Indiana University of Pennsylvania, as well as events happening around town so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing Arch Indiana as a Living-Learning environment!

Are utilities included?
Yes! Your rent at the Arch covers all utilities; water, sewer, trash, even premium cable and high speed internet! We also take care of all of your electricity usage up to $25 per room. If you go over this allowance the overage amount will be divided between all of the residents in that unit.
Is internet included?
Yes! High-speed internet is part of your all-inclusive lifestyle at the Arch. Let’s be honest, you can’t write that research paper or catch up on Scandal without it. Each bedroom is setup with its own Ethernet jack, so just plug in your own router and you’re good to go. For the fastest possible connection, we recommend that each roommate utilizes their own router rather than sharing.
Is Cable TV included?
Yes! Every apartment is wired for a huge lineup of cable TV channels. You just supply the TV!
Are meal plans required/offered at the Arch?
The Arch Indiana does not offer a cafeteria or onsite student dining. We do, however, have full kitchens in each and every apartment! Unleash your inner Emeril by whipping up delicious meals in the comfort of your own home. Hate washing dishes? Stick them in your full-size dishwasher and let your amenities do the work for you. Don’t always feel like cooking? We have several resident events every month that feature free food! Call our office to learn more.
Are pets allowed?
Yes! Friendly dogs and cats that fall within the Arch's size and weight limits are welcomed! We know how important your furry friends and four-legged buddies are to you, and we can’t wait to meet them! Pets do require a one-time pet fee along with additional monthly rent, so please contact our General Manager to make sure we can accommodate your pet.
What’s the difference between the Arch lease agreement and standard apartment leases?
The Arch Indiana offers individual leases per person, NOT per apartment. This means that if your roommate fails to pay their rent, you will not be held responsible.
How much does the Arch Indiana cost?
Rates vary depending on floor plan and time of year. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up to date rates and promotions, please contact our friendly staff at the front desk.
Are the apartments furnished?
Yes! All of our apartments are fully furnished. Each bedroom includes a full-size bed with mattress, desk, desk chair, nightstand, and dresser. The furniture in the common spaces varies depending on the size of the apartment, but can include a dining table and chairs, sofa, arm chair, and coffee table or ottoman.
Are there any additional fees I should know about?
When you sign your lease, you will pay a $60 application fee and a one-time community fee for unlimited use of our awesome amenities throughout the year. After that, the only additional fee you will see is $4.50 per month for Conservice, our utility management company.
What if I need maintenance in my room?
Give us a call, stop by the office, or submit a service request online! Our awesome maintenance team prides themselves on quick, courteous service.
Can I choose my roommates?
Of course! When you fill out your application, our Arch staffer will show you where to put this information. Simply write the name of your future roomie(s) in the designated spot and we’ll make sure you are placed together.
What if I don’t have roommates in mind or I don’t know anyone?
No worries! Let us play matchmaker. When you fill out your lease agreement, you will also be given a resident profile card which includes a questionnaire about your lifestyle and preferences. If you need to be matched with a roomie, we will use this information to find you roommates with similar interests! We take roommate matching very seriously and spend a lot of time making sure that we find just the right fit.
Are any students given priority or preference at the Arch Indiana?
Nope. The Arch is leased on a first come, first serve basis. That’s one of the reasons it is so important to sign your lease early for the upcoming school year.
Can I have overnight guests?
Yep! As long as you have discussed your guest’s stay with your roommates, you may have an overnight guest for up to three consecutive nights. Remember that guest parking is limited, so don’t forget to make sure they have the proper guest parking pass during their stay to prevent their car from being towed.
I’m graduating in December. Can I get out of my lease agreement?
First of all, CONGRATULATIONS! Secondly, the Arch does not allow residents out of their lease agreements due to graduation. We do, however, allow residents to find someone to take over their lease. If you wish to go this route, please note that you are solely responsible for finding this replacement and having them complete a lease takeover before you are relieved of your financial responsibilities. Please contact the front desk for additional information.
Is there resident parking on site?
Yes! We have onsite parking at the Arch Indiana. When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.
Is parking free?
Yes! Parking is free for all registered Arch residents. Park it like it’s hot.
Is there a curfew at the Arch?
Nope. Living at the Arch offers residents the freedom to come and go as they wish, though we do have time restrictions on some of our amenities. That being said, we ask tenants and their guests to behave in a mature, responsible manner towards their fellow residents and remember that everyone is here to have an amazing living experience while excelling academically. We also enforce designated quiet hours during the week as outlined in your lease.
Will there be Resident Assistants (RAs) at the Arch?
Kind of. While they aren’t your traditional dormitory RAs, the Arch Indiana does have a group of awesome Community Assistants! Most often, our CAs are students just like you who love helping out and running amazing social events and recreational activities at the property. Interested in working where you live? Can I smoke in my room?
No. Smoking is not allowed in apartments or any of the amenities at the Arch. Breaking this rule can result in steep fines, so best to steer clear. If you need to smoke, we ask that you locate one of our designated smoking areas and be sure to dispose of your cigarette butts properly.
